Harman Farm: A Thoughtfully Planned Neighborhood for Ellettsville’s Future
The Town of Ellettsville is excited to share progress on Harman Farm, a new planned neighborhood that reflects the community’s long-term vision for growth, walkability, and housing choice.
This development, located on more than 100 acres just off State Road 46, was designed in alignment with the Ellettsville Comprehensive Plan. It embraces the principles of New Urbanism—prioritizing connectivity, character, and community—while meeting a clear need for more diverse and affordable housing options in town.
What’s Planned
- Five types of housing, including single-family homes, townhomes, and apartments near a planned Village Center
- Townhomes starting in the mid-to-upper $200,000s—priced with teachers, first responders, and young families in mind
- Single-family homes beginning in the mid-$300,000s
- 136 buildable lots in the first phase of construction, with varied architecture and welcoming front porches to encourage neighborly interaction
- Alleys in place of front-facing garages to create a safer, more walkable streetscape
- New construction over the next decade that will help maintain affordability through healthy market dynamics
Community Features
- Plans for a Village Center designed for residential and small businesses—with an emphasis on spaces for owner-occupants
- Trails and green space, including proposed access to the nearby high school and Boys & Girls Club
- Low association dues; while there’s no neighborhood pool, residents can access the school’s indoor pool and fields in accordance with RBBCSC guidelines
- Plans for block parties and outdoor gathering areas—including exploration of a DORA (Dedicated Outdoor Recreation Area) to support community events and local business engagement
Timeline & Infrastructure
- Road paving is beginning now.
- Lots will be sold to local builders starting August 2025, with homes completed in as little as four months.
- Most spec homes will be priced well under $450,000, with custom options available at higher price points.
- All infrastructure improvements—including roads, utilities, and emergency access—have been approved for Phase 1 and closely coordinated with the Town and Ellettsville Fire Department.
